Booking Conditions

Payment : Please send a one third advance payment with the completed booking form and pay the balance by six weeks before your arrival date (failing which we can treat your booking as cancelled). If booking within six weeks of arrival date, please send the whole amount due with the booking form. If you have booked online then we will e-mail or telephone you confirmation of your booking and arrange advance payment.

Cancellation : If you have to cancel your booking more than six weeks before your intended arrival, we may keep the one third advance payment but you will have no further liability. If you cancel six weeks or less before arrival, you will remain liable to pay the balance of the agreed price but we will give credit for any net rentals if we are able to relet the barn for the relevant dates. If we need to cancel a booking, every effort will be made to seek alternative accommodation for your party. Any payment will be refunded in full.

Arrival and Departure : The accommodation will be ready for you at 4.00 p.m. on your date of arrival. You are welcome to look in before this if you wish to drop off luggage. On your departure, we ask you please to vacate the barn by 10.00 a.m. so that we have sufficient time to make the place ready for the next visitors.

Barn, farmhouse and Contents : Please take good care of the barn / farmhouse and its contents, and please leave it clean and tidy on departure. Although we are unlikely to worry about the odd broken cup, we do reserve the right to look to the deposit to cover damage or breakages and extra cleaning costs.

Other Visitors : Although we are happy for you to have friends visit you, please note that the barn may not be used to accommodate anyone not mentioned on the booking form.

Price : The price includes electricity, water, oil and logs but not telephone charges or the use of the tumble drier. It also includes VAT at the rate current on the date the relevant price list was prepared. If the rate of VAT changes later the price will be altered accordingly.

Smoking and Pets : Please note that we do not encourage smoking in the barn or farmhouse, nor do we allow pets.

Linen and Towels : Bed linen and bath towels are provided but please bring your own beach towels.
